Building Condition Assessment

WHETHER A SINGLE BUILDING OR AN ENTIRE PORTFOLIO, BUILDING CONDITION ASSESSMENTS (BCAS) PROVIDE BOTH OWNERS AND PROSPECTIVE PURCHASERS WITH THE INSIGHT NEEDED TO IDENTIFY ANY ISSUES THAT MAY IMPACT THE CAPITAL REQUIREMENTS OF THE ASSET OVER BOTH THE NEAR AND LONG TERM.

BCAs are often conducted when a building is being sold or purchased, for due diligence, to manage risk, support re-financing of the property, or for asset management and renewal planning.

Our BCA service is an assessment of the building’s performance where we examine all systems in the building, the condition, and the building’s relevancy to building codes and standards. From commercial buildings to residential communities, building condition assessments involve the evaluation of the major aspects of each structure including:

  • Structural
  • Building envelope
  • Mechanical systems
  • Electrical systems
  • Conveyance systems
  • Site amenities
  • Interior finishes

With a view to life-cycle costs, our teams of experienced assessors visit each site to determine the following types of information:

  • Current age
  • Current condition
  • Value in today’s dollars to replace or restore
  • Immediacy of requirements
  • Projected values of future replacement or restoration costs

Achieving Optimal Solutions

Utilizing proprietary software programs that effectively incorporate the critical data, our reports are easily read and interpreted by the asset management team, allowing for the best informed decisions and planning possible today.

Typical of the data presented, our reports incorporate the following types of data:

  • Actual present day values informed by our day to day works in the field
  • Construction price index
  • Consumer price index
  • Investment vehicle yields
  • Inflation
