We have a solid understanding of developers’ and architects’ specific needs when planning a residential project, whether it is student housing, rental properties, private residences or a soaring condo tower. Our ability to define an efficient structure early in the design process allows the architect to proceed quickly with the Site Plan Approval/Re-Zoning drawings and the developer to establish his sales program and budgets with confidence.

The early development of an efficient structure also leads us to consider multiple structural solutions, so that the developer and architect can strike a balance between economy, aesthetics, and functionality. A focus on cost-effectiveness is common to all of our approaches.

Residential projects, especially those on tight, challenging urban sites, increasingly incorporate mixed-use components. This introduces another dimension to the classical challenge of reconciling the differing structural requirements of the residential floor layouts with those of retail/commercial spaces and parking levels. Our extensive experience with retail and commercial construction allows us to understand the relevant issues and to propose cost-effective solutions for the associated challenges.

Tall buildings are the new face of residential projects. Structural systems suitable for mid-rise projects do not necessarily scale up efficiently for tall, slender point towers. Space required for structural systems can compete with sellable areas in ways that challenge profitability. Drawing on our extensive experience with tall buildings, we recommend ways to maximize available space, to optimize the core, efficiently utilize shear walls and outriggers, and incorporate any damping systems required to control wind-induced vibrations.

A successful residential project is not limited to the design of the structure: the building’s envelope is increasingly important for aesthetic, long-term building performance and energy efficiency. Our building envelope group has worked on many high-rise residential and commercial projects and is able to offer services tailored to the project’s particular needs, from complete design to review of cladding details for constructability and performance.
