Building Envelope Consultant
Built in 2005, the Vogue is a four-storey condominium located on 15th Avenue in Calgary. Significant water infiltration, improperly sloped balconies, failures and/or absence of the requisite moisture management aspects of the building envelope, and the deficiencies in original construction, resulted in a decision by the Condominium Board to proceed with a phased, two-year project to remove and replace the existing cladding systems so as to ensure the long-term viability of the building.
Entuitive was retained to provide consulting services to facilitate the design of a remediation strategy, including the production of bid specifications and details, tender services and construction administration services during the remedial work.
Challenge: Failures in the original installation of the EIFS cladding system and the membrane clad balconies had compromised the wood structure of the building, necessitating temporary shoring of the building’s four storeys, new structural wall components and a complete removal and replacement of the EIFS cladding.
Solution: Entuitive’s building envelope and structural restoration teams worked together with the contractor to carry out the entire project while the building remained occupied and operational throughout.
