The Yonge Sheppard Centre, located in North York in the Greater Toronto Area, is a 1970s mixed-use complex undergoing a major redevelopment. The project involves a new residential tower and extensive renovation of the above and below-grade retail units to greatly improve retail opportunities.
The new 39-storey condominium will primarily be a residential building with retail and loading dock space situated on the ground floor. The condominium will be located on the north side of the site and sit atop an existing three-storey parking garage. The remainder of the site is being developed into new retail space as part of a major revitalization.
The space will be reinvented with an activated retail streetscape, naturally-lit atriums and a renovated interior. This redevelopment adds to the urbanization of North York City Centre and exemplifies the role that design can play in repositioning ageing real estate by repurposing and increasing value. Completion is expected in 2018.
Challenge: Build a new tower that bridges an existing expansion joint.
Solution: After thorough analysis, it was determined that moving the expansion joint above grade was the optimal solution.
