500 Block Phase I

The 500 Block project is located at 510-522 12th Avenue SW and 505-513 11th Avenue SW in Calgary.

The owner plans to develop a two-phased purpose built rental residential project on these two sites.

The south site is approximately 34,132 ft² and the north site is approximately 27,512 ft². The total above grade gross square footage for Phase I is approximately 350,000 ft². Phase I has been conceptually envisioned as a seven-level podium with an additional 24 levels of residential above, creating a 31-level project.

Five underground levels of parking are anticipated.

Phase I includes residential units, retail, and parking within a tower and podium structure.

KEY CONSIDERATIONS

Challenge One

Provide thermal performance of the building envelope as required by the Canadian National Energy Code for Buildings. Work with the project team to complete a design that complies with the energy code.

Solution One

This project will seek compliance with the NECB via the “performance path” and our team is providing thermal modelling for evaluating the holistic building envelope performance (i.e. evaluate typical details and extrapolate for average U-value) and for the purposes of evaluating specific and various components, systems, and connections of the exterior enclosure for thermal performance and mitigation of thermal bridging and condensation.
