Cheatham Street Flats 

The Cheatham Street Flats, located in San Marcos, Texas, are a 143-unit, 234-bed student housing mixed-use development.

This innovative project features site-built foundations and a reinforced concrete parking structure that supports four levels of prefabricated modular construction.

Entuitive was responsible for the structural design of all elements and connections in the modular units, the various structural steel transfer systems throughout the building, and the interface between modular and reinforced concrete construction.

KEY CONSIDERATIONS

Challenge One

Amenity and public space below modules requires a transfer structure that is compatible with the unique modular system.

Solution One

Wide-flanged structural steel sections were used to develop a series of transfer structures at Level 3 and Level 4 that support the housing and hallway modules. Special detailing of the connections to the transfer structure enables tolerance in the modular system above.
