Square One District Low Carbon Playbook
Oxford Properties and AimCo are planning to develop the 130-acre lands around Square One Shopping Centre in Mississauga, Ontario, into a vibrant new urban community integrated with a new Metrolinx LRT system.
The masterplan includes over 3 million ft² of commercial space, 18,000 modern residences, and enhanced retail buildings with a purpose-driven goal of delivering human-centric design.
Developing a world-class, low-carbon approach to development is key for Oxford and AimCo and is underscored by their desire to procure a Low Carbon Community Playbook to address various aspects of sustainability to support decision making.
Our team determined envelope systems, in conjunction with energy modelling, that would suit the performance requirements of the different tiers of the Toronto Green Standard. Our team also provided embodied carbon and lifecycle assessment services to compare different structural concepts and determine pathways for embodied carbon reduction in conjunction with incremental cost differences.
Entuitive provided multi-disciplinary consulting services for the planning stages of this redevelopment project to inform the incremental cost necessary to achieve future energy performance thresholds.

KEY CONSIDERATIONS
Challenge One
The project is anticipated to be built in phases over several years and will be required to meet the increasingly stringent levels of energy and anticipated embodied carbon performance required by local codes.
Solution One
Entuitive used energy modelling and parametric design tools to assess the viability of different envelope and structural systems to meet the performance requirements at different levels of load reduction. Our team also provided incremental capital cost increases or decreases for the various strategies proposed at different tiers of performance.
