University of Toronto, 89 Chestnut Residence:
Parking Garage Repair
The University of Toronto’s Chestnut Residence is a 28-storey student residence with six storeys of underground parking.
In September 2017, Entuitive was retained to investigate the condition of the structural and waterproofing elements of 89 Chestnut, and prepare drawings and specifications for the necessary repairs.
It was envisioned that this repair work would need to be tendered and staged over a number of years for budget considerations and to reduce the impact on parking operations.
Entuitive served as the Prime Consultant and Project Manager for the work, including management of a cost consultant, mechanical, and electrical subconsultants. The project required our team to take invasive destructive tests in the form of core samples for chloride ion penetration testing.
Design, Permit, and Tender were completed on schedule, with aggressive timelines. The parking structure, residence, and conference centre remained operational throughout construction of the repairs.
Entuitive performed an investigation of the underground parking structure and completed the preparation of drawings and specifications for Permit and Tender for the 2018 phase of the repair work. The project included demolition and reconstruction of concrete parking slabs, localized concrete repairs, relocation of existing electrical and mechanical services, repair of delamination and cracks, and waterproofing replacement.
